인생은 속도보다는 방향이라고 하죠? 중개업도 목표 설정을 먼저 하고 그 방향대로 가야 해요. 계약과 수수료가 오로지 중개업의 목적이 되어 일희일비하지 않았으면 좋겠습니다. 목표를 달성하기 위해 많은 매물을 확인하고, 촬영해서 광고를 올리고, 블로그나 유튜브에 콘텐츠를 올리고, 업무 자료들을 만들고, 많은 손님과 통화를 하고, 미팅을 하는 등 무료하고 따분하지만, 성실히 임한 하루하루에 스스로를 다독이고 보상을 해줘야 이 업을 오래 할 수 있다고 생각해요. 계약은 그냥 결과로 따라옵니다.
모든 공인중개사가 알아야 할 내용 말고 지역 전문가로서 공인중개사가 공부해야 할 것들이 사실상 더 중요해요. 예를 들어, 아파트를 중개한다면 주변에 아파트 단지가 뭐가 있는지, 세대 수는 어느 정도고, 준공 날짜는 언제인지, 커뮤니티 시설을 이용하기에는 어느 단지가 제일 좋고, 교통편은 어떻고, 가격과 최고 실거래가는 얼마였고, 현재 호가는 얼마인지 등에 대해 공부하면 좋겠죠.
만약 ‘빌딩 중개에 대한 욕심은 없고 내 사업 내가 꾸리고 싶다!’ 하시는 20~30대분들이라면 아파트보다는 오피스텔이나 원·투룸, 상가 위주의 중개를 하시는 것을 추천하고 싶어요. 아파트 고객층은 대부분 30~50대 이상의 손님이 많아서 20대 대표 중개사가 핸들링하기에는 어려움이 있을 수 있어요.
