2002년 한일 월드컵이 한창이던 무렵, 서울 연희동의 연립주택을 경매로 취득하면서 뒤늦게 부동산에 관심을 가지게 되었다. 이후 부동산 관련 직업으로 전환해 20여 년간 실무 경험을 쌓았고, 건국대학교 부동산대학원에 진학해 학업과 연구를 꾸준히 이어갔다. 실무 경험에 이론을 더한 결과, 현재는 서원대학교에서 교수로 재직하며 학생들에게 부동산학을 가르치고 있다. 또한, 일반 시민을 대상으로 하는 시민대학 등을 통해 생활과 밀접한 부동산 강의도 하고 있다. 한국토지주택공사 경영투자심사위원, 한국자산 관리공사 자문위원, 서울특별시 상가임대차분쟁 조정위원을 역임하고 있고, 대한부동산학회 및 한국부동산경영학회 이사로 참여해 실무와 학문을 함께 발전시켜나가고 있다. 저서로는 ≪주인이 나가래요≫, ≪투자 전, 꼭 알아야 하는 상가임대차법≫ 등이 있다.

책속에서

처음 집을 사려는 경우라면 ‘회복기 초입’이 가장 이상적이다. 가격이 막 반등하려는 시점, 즉 정부 규제가 완화되거나 금리 인하 기조가 나타나는 때를 포착하는 것이 좋다. 다만, 이러한 사이클은 그 시점을 판단할 때, 정해진 법칙대로 정대칭의 그래프로 나타나지 않는 경우가 대부분이다. 따라서, 지나고 나면 언제가 무슨 시기인지 판단해볼 수 있지만, 현재가 어느 사이클에 해당하는지 판단이 모호하다. 이때는 가격보다 거래량을 중심으로 살펴볼 필요가 있다.


마음에 드는 집을 정해 계약을 진행하려고 할 때, 가장 먼저 준비하고 확인해야 할 사항이 무엇일까? 대부분의 사람들에게 이런 질문을 던지면 돌아오는 대답은 ‘계약금을 준비해야 한다’이다. 몇 번의 부동산 거래계약 경험이 있는 사람들은 ‘이체 한도를 확인한다’라고 하기도 한다.
물론 계약금과 이체 한도의 확인도 중요하지만, 그보다 사전에 확인해야 할 사항이 있다. 먼저 공적 장부를 통해 해당 부동산에 대한 정확한 확인이 필요하다.


부동산 경매는 채무자 (돈을 빌린 사람 등)가 채권 (빌린 돈)을 상환하지 못할 때 부동산을 팔아 빚을 갚게 하는 제도다. 이때, 여러 사람에게 경쟁을 붙여 판매하는 금액이 높아지면 돈을 빌린 사람은 비싼 가격으로 팔게 되어 상환할 수 있는 금액이 많아져 좋고, 돈을 받는 사람도 빌려준 돈을 최대한 받을 수 있어 좋다. 또한, 부동산을 판매하는 과정 자체가 돈을 빌려준 사람이 아닌 법원을 통해 진행되기 때문에 공정하게 판매된다는 장점도 있다.
